Landgoed Steenenburg

Yes, the nature reserve Steenenburg is and will stay open to the public. The entrances to the area (such as the gate at Kasteellaan) will be open for hikers all days of the week from sunrise to sunset. If you come by car, please park on the parking lot at Vimmerik 9b, 5253 CB Nieuwkuijk (industrial area Nieuwkuijk). Please note that parking on Kasteellaan is not allowed.

At the entrances to the area, you will find information boards. We would like to ask you to follow the rules outlined on the boards. Please stay on the paths and the grass. This area is a nature reserve with historical elements. We want to protect these elements and the animals living in the area. During the redevelopment that the area (or parts) can occasionally be closed due to construction work.

The first round of sales of 23 building lots will start on October 8, 2021, at 3pm. We will open the sales round with a housing market on the estate. Between 3pm and 6pm you are welcome on the estate to get information regarding the first round. De Kavelwinkel and realtor Klijsen Makelaars & Adviseurs will answer all your questions.

Registration and drawing
To be eligible we will ask you to register. The lots will then be drawn by the project solicitor. We have chosen for a longer registration period so that everyone has time to make a deliberate decision. During the housing market we will provide you with more information and announce the sales prices over a nice drink.

Register for the housing market
Would you like to attend the housing market? Please register with realtor Klijsen Makelaars & Adviseurs by sending an e-mail to nieuwbouw@klijsen.nl and book a time slot. Please let us know whether you will be attending with 1 or 2 persons and which time slot has your preference. Please note that children below the age of 12 do not need to register. The following time slots are available:

• 3pm to 4pm
• 4pm to 5pm
• 5pm to 6pm

Klijsen Makelaars & Adviseurs will confirm your registration to the event. There is the chance that your preferred time slot will not be available anymore when you register. The realtors will offer you a different time slot if possible. If all time slots are fully booked, they will inform you about the sales prices and procedure by e-mail on October 11.

Why is a realtor involved in the sales of the building lots?
Usually, municipal building lots are sold through De Kavelwinkel run by the municipality. However, for this project we have decided to collaborate with a realtor for a better positioning in the market. For this purpose, we have approached different realtors and finally selected Klijsen Makelaars & Adviseurs due to their extensive network and expertise in the exclusive segment.

Why do you work in phases?
By working in phases we can better respond to market needs as well as better coordinate the construction of the buildings. The northern lots will be sold first as this part of the road will be built first. By working in clusters the permanent road works will be finished earlier so that construction work in the clusters can be finished as soon as possible. This way early residents will experience less inconvenience. As a general rule the preparation for the next phase will start once 70% of building lots are reserved and will not compete with the next phase.

Please note that parking is only possible at Vimmerik 9b, 5253 CB Nieuwkuijk (industrial area Nieuwkuijk). Then follow Duizendstappenlaantje to get to the hiking area and the castle. Parking on Kasteellaan is not allowed.

The final purpose of the castle has not been decided yet. We are considering different options. We find it important that the castle will stay the heart of the estate. The municipality wants to sell the castle. The buyer will decide how the castle will finally be used.

We are discussing the development of the central area with Kelders Beheer as we want to make concrete agreements on how this area including castle, apartments and patio homes will be sold and developed. This way the development of the medical campus and the central area is done by one party following an integral vision and approach.
